Should You Buy Land? Should You Buy Land?

As of September 2022, there has been a noticeable contraction in the residential real estate market.
People do not buy new homes unless they have to sell their existing homes.
The housing market was very active in the second half of 2020 and the first half of 2023.
Over the past period, especially the commercial real estate side has seen relatively little demand. (excluding land)
Due to the impact of the earthquake in February and the difficulty in accessing credit, people turned more towards purchasing land.
Those who buy land are mainly people who plan to build and start living.
The basic approach of people buying land is to either build a low-cost prefabricated house and create extra living spaces for themselves, or to invest with the expectation of gaining land status in the future.
First of all, if the land purchase is made at the right price, there is no possibility of making money for the property owner.
If you wait 5-10 years and are looking for a place for investment purposes, purchasing land is more logical.
If the aim is to create a detached living space rather than an investment, purchasing land makes more sense.
However, if there is a scenario and expectation for the development of the region, purchasing land can also be very logical for investment.
In my opinion, just as it is easier to sell full packages for cars and provides better returns, I think that the attractiveness of the land in terms of guests and content is much more important than the m² price when purchasing land.
